James cameron purchases farmland in middle earth

Around 80 km (or 50 miles) outside Wllington, James Cameron bought out 1000 hectares (or 2470 acres) roughly 20 million New Zealand dollars. The property is 20 km (around 12 miles) from Peter Jackson’s estate, which holds a castle full of Tolkien movie memorabilia. This begs the question: Why is the director of Avatar moving to Middle Earth? The answer could debatably be that his Avatar sequals will flimed on location.
